Garden rooms in Doncaster

Doncaster is a big borough, and the ground under a garden in Conisbrough is nothing like the ground in Thorne. That matters more than anything else when a builder picks the base for your room. Send us your postcode and what you have in mind, and we look for a garden room builder who covers your part of the city.

What is under the lawn

The borough sits across three very different kinds of ground. Knowing which one you are on helps you read a builder’s quote.

  • The limestone west

Tickhill, Conisbrough and the western side of the borough sit on the Southern Magnesian Limestone, with lime-rich loams of moderate depth that drain freely.

That is easy ground for most bases. Ground screws or a shallow slab usually work well, and digging is rarely the hard part.

  • The Humberhead Levels to the east

Around Thorne, Hatfield, Fishlake and Sykehouse the land is low and flat, with heavy clays and, near Thorne and Hatfield Moors, deep peat. Peat soils shrink as they dry out.

On soft or peaty ground, ask how deep the screws or piles go and what they bear on. A base that suits a limestone garden may not suit this one.

  • The old pit villages

Bentley, Brodsworth, Rossington, Askern, Markham Main and Hatfield all had collieries, the last of them closing in 2015. Former workings and shafts are recorded on the coal mining map.

A quick look at the map before the survey helps the builder choose a base. If you ever find a hole or sudden dip, the Mining Remediation Authority runs a 24-hour hazard line.

Planning in the city of Doncaster

City of Doncaster Council is the planning authority for the whole borough, which became a city in 2022. The national permitted development rules decide whether a garden room needs an application.

Doncaster has 46 conservation areas, more than many people expect. They include Bawtry, Tickhill, Bessacarr, Conisbrough, Sprotbrough, Fishlake, Thorne, Hatfield High Street and Finningley. In any of them, a garden room cannot sit between the side wall of the house and the boundary without permission.

Behind the house, the usual limits apply: single storey, 2.5 metres high within 2 metres of a boundary, no more than half the garden covered, and no bedrooms. Our size and planning guide has the detail.

Worth checking first

  • Is your street on the council’s conservation areas list?
  • Is the house listed? Then any outbuilding needs planning permission.
  • Does the coal mining map show old workings near you?
  • On a newer estate, do the deeds or the original planning permission remove permitted development rights?
  • Over 15 m²? The building regulations may apply, depending on the distance to the boundary.

A builder who knows Doncaster ground can tell you which base suits your garden, and what it costs.

Questions from Doncaster

Do I need planning permission for a garden room in Doncaster?

Usually not, if it stays within the permitted development limits. In one of Doncaster’s 46 conservation areas you cannot build to the side of the house without permission. See our size and planning guide.

What base is best for a garden room on peat or clay?

On soft ground the base needs to reach firmer ground below, often with longer ground screws or piles. On free-draining limestone soils, a standard screw or shallow slab is usually enough. The builder should check on the survey.

What does a garden room cost in Doncaster?

Most built, insulated rooms cost about £1,600 to £2,000 per m², so a 4 × 3 m room is typically £19,000 to £24,000. Try the cost calculator.

Does a former coal mining area stop me building a garden room?

Rarely. Small garden buildings are not usually asked for a coal mining risk assessment, but you should not build over or close to a recorded mine entry. Check the map and tell the builder what it shows.
